If you are getting ready to sell an apartment building that you own, you want to make sure that everything is working as it should. One of the biggest systems that you need to evaluate is the HVAC system. It is a good idea to get some help from a heating contractor because they know what the system should be doing, making it easy for them to identify potential problems.

Make Sure the Ductwork is Clean

This is something that many people overlook, but it makes a big difference. In addition to the ductwork, you want to go into each apartment and make sure that the individual registers are clean. Once you complete this task, you will ensure a higher air quality for whoever moves into the apartment building next. This also can get rid of odors and it just makes your property a lot cleaner overall which is a great selling point.

Make Sure the Filters Are New

No matter how recent your HVAC filters were replaced, it is a good idea to have some new ones put in before you show your building. This is an inexpensive and simple task, so it is not going to be a hassle to take care of. A fresh HVAC filter ensures that impurities are not going into your system and out into the air. So, it helps to improve air quality and it can also make your system more efficient.

Make Sure Outside Units Are Clean

Most large units, such as those you would find in an apartment building, have a unit outside that is part of the HVAC system. You simply want to have it inspected and make sure that all of the parts are in good working order. It is a good idea to also clean away any debris.

Have Carbon Monoxide Testing Done

The only way to know the carbon monoxide levels in your building is to have testing done. You cannot see or smell this gas, so it can easily go undetected. If this gas is at a high enough level, it can be very dangerous for anyone who comes into your apartment building. If someone was to get hurt as a result, you could be held liable.

You can see that there are many things that your HVAC system requires before you put your apartment building on the market. However, once you get these done, you might be able to ask for a little more money so the effort is worth it. Just work with a qualified heating contractor so that you can be confident that the HVAC inspection and any necessary work is done professionally.
